More and More Buyers Are Discovering Vaughan Real Estate
Although the housing market has been hurt by a drop in buyer confidence resulting in home sales to decrease worldwide, areas such as Vaughan, Ontario the City Above Toronto,” are noticing a fast recovery, which is resulting in a not often seen’seller’s market.’ The city of Vaughan has reshaped itself over the previous 20 years from an agricultural township to a fast paced urban hub of satellite communities with a rustic feel. In just 10 years, the population of Vaughan expanded 276 percent and is expected to climb to 1.5 million by 2031.
The census results from 2006 reveal that Vaughan is attracting a lot of young home owners, with 81 percent of the city below 55 years old with a median age of 35.9 years, that is significantly lower than the 39 year-old average for Ontario.~ Vaughan is drawing in young residents, and based on the 2006 census the median age is 35.9 years with over 81 percent under the age of 55.} Even though as much as 65% of the houses in Vaughan are single-family detached dwellings, high end multiple-row houses and apartment condominium are increasingly more popular, according to studies by the York Region Planning Department.
Statistics also reveal that the average median salary of Vaughan residents is 31 percent higher than the Canadian average, and because of this the housing prices are generally a bit more than in nearby Toronto. The spin-off of this can also be felt in Markham homes for sale as well which has also experienced an increase in popularity from purchasers and is great news for sellers.
One of the big appeals of Vaughan real estate is how close it is to Toronto’s services, but without the hustle and bustle of an urban center. The region has tried to keep a small town local feel by focusing on lots of green spaces within well designed neighborhoods naturally divided into communities which have up-to-date schools and civic centers. Buyers are also enticed by the emphasis on public green areas surrounded the well planned neighborhoods with civic centers with modern schools. Unlike many ‘bedroom communities,’ Vaughan has plenty daycare and health care services– taking into account a new regional hospital — and high end shopping centers, restaurants and modern public recreational facilities.
As the inhabitants of Vaughan has increased, the infrastructure has kept up with the demand for access to Toronto for the commuters, and there is an impressive grid of four lane streets that connect the highways and toll roads to municipal streets and thoroughfares. The Greater Toronto Transit Authority, referred to as GOT, provides inter-regional passenger trains and shuttles for rush hour, and the Viva Bus line has streamlined Van Hool blue buses that service the York Region Transit service. The Greater Toronto Transit Authority, referred to as GOT, provides rush hour commuter trains for stops in Vaughan and the Toronto Transit Commission (TTC) has bus routes that connect to subways and RT stations in Toronto.
Unlike the heavily populated Toronto area, there is still lots of undeveloped Vaughan real estate available. This is particularly alluring to people looking to build a custom house or who would like to plan an estate from the ground up.
The wide open areas also mean there is room to build new entertainment places like the Canada’s Wonderland theme park found in Maple, one of Vaughan’s communities, that pulls in a diverse range of visitors to boost the local economy. Some of these open areas are zoned as agricultural land and there is some worry that soon it will all be built-up
The other places that compose the city of Vaughan are Woodbridge, Klienburg, Markham, Concord and a part of Thornhill. The distinct flavor of each community is a result of the mixture of older family homes, high-end master-planned neighborhoods and multi-family homes that are blended with industrial sections and retail complexes.
